A: VAT is included in the purchase price. Attorney’s fees are payable in addition to the purchase price. There are property legal conveyancing fees for transfer. There are bond registration and associated conveyancing costs where relevant. There is no Transfer duty. Monthly levies are payable.

The monthly levy will include:

  • general maintenance of the common property;
  • cleaning of the common property;
  • security, including infrastructure, systems and personnel;
  • insurance premiums;
  • the management fee for the managing agent;
  • payments for other services rendered to the body corporate (auditors, attorneys etc.);
  • municipal utility bills for common area consumption;
  • banking and other similar administrative charges; and
  • major long-term maintenance projects (repainting, re-roofing, repaving etc.).

Q: What security is in place and how does it work?

A: The property and the building will be fitted with electric fencing (front) and CCTV cameras (outside) which are monitored off site. In addition there will be biometric access control for access to the building, parking and internal areas. This decision resides with the future members and Trustees of the body corporate.

Q: Is there Wi-Fi, who is the service provider and what is the up and down speed?

A: A fibre network will be installed by the developer. Owners are required to subscribe to an ISP to provide their individual connections and equipment.

Q: Is there DSTV, landline telephone and internet connectivity?
